  TERMS AND CONDITIONS

We look forward to receiving your booking.  When you make a booking, you are entering into an agreement with us; please read our terms and conditions of booking below.



PRICES

The price includes bed linen and towels, electricity, hot water, central heating,  Wi-Fi and cleaning.


PETS

Well behaved dogs are permitted by prior arrangement but not in bedrooms, unl;ess assistance dogs.


CANCELLATION AND INSURANCE

Once you have booked your holiday our agreement is a legal contract and your deposit is non-refundable.  If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance.  If we do succeed in re-letting the booking, you are no longer liable for the balance , or we shall refund it to you if you have paid it already.  Please  note that your deposit is not refundable under any circumstances; for this reason we strongly recommend you take out cancellation insurance which is inexpensive and can be obtained from any good broker.


NON-AVAILABILITY OF ACCOMMODATIION

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control.  We would attempt to find you alternative accommodation; however, if this was not possible or unacceptable to you, then we would refund all monies paid by you for your holiday.  Our liability would not extend beyond this refund.


ARRIVAL

Your accommodation will be available to you from 4.0.p.m. on the day of arrival, unless otherwise arranged.  Please try not to arrive earlier as cleaning may still be taking place or washed floors may still be wet.


DEPARTURE

Please be ready to leave the accommodation by 10.0.a.m. on the day of departure unless otherwise arranged.  Please try to leave the accommodation as clean as possible.


DAMAGES AND BREAKAGES

Please take care with our property.  You are responsible and liable for any breakages or damages which you cause to the property or its contents.  Please report these as soon as they occur.  we do not normally charge for minor breakages but we may send you an invoice for repair or making good if the damage or breakage is significant and we may make an additional charge if you did not report this. Please see also the section relating to Damage Deposit below.


LIABILITY

We do not acceptany liability for any damage , loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of their employment.


DATA

Any data collected during the course of this booking may be kept on computer.


DAMAGE DEPOSIT

A refundable damage deposit of 150 will be required when the balance of the price is paid.  This will  be refunded in full within seven days of our receiving the keys to the property from you provided that the property has been left clean and free from damage.  A charge to cover the cost of making good any damage may be levied and deducted from the damage deposit .
We advise you to return the keys to us by a tracked postal service.


PAYMENT DETAILS

For all  bookings we require a deposit of 100 per week (or 50 in the case of a short break)
to confirm the booking.  You must make sure that this reaches us within ten days of making the booking.  We shall send you an email or letter confirming the booking and letting you know what the outstanding balance is. The balance must then be paid at least four weeks  before the start of the holiday. For holidays which are to take place within six weeks of  making the booking, the full balance is due on booking.
